This Site is provided for informational purposes only, in connection with the marketing and sale of residential real estate at The Twelve at Old Las Palmas, a boutique collection of luxury residences located in Palm Springs, California. The Site is not intended to constitute a binding offer, contract, or guarantee of any kind.

All renderings, images, floor plans, specifications, pricing, and availability shown on this Site are for illustrative purposes and are subject to change without notice. Final specifications, pricing, and availability are governed by the applicable purchase agreement.

2. Not a Real Estate Brokerage

Nothing on this Site constitutes real estate brokerage, legal, financial, or investment advice. All real estate transactions are subject to applicable California law and must be conducted through a licensed real estate professional. Our total liability to you for any claim arising out of or related to these Terms or the Site shall not exceed one hundred dollars ($100).

You agree to indemnify, defend, and hold harmless 12 @ Las Palmas LLC and its members, managers, officers, agents, and representatives from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of or related to your use of the Site or your violation of these Terms.

9. California Real Estate Disclosures

Real estate transactions in California are subject to various disclosure requirements under California law. Nothing on this Site satisfies or substitutes for any required real estate disclosure. All required disclosures will be provided in connection with any applicable purchase agreement.

The Twelve at Old Las Palmas is a condominium development. Phase One residences have received required regulatory approvals. Phase Two is currently in the Department of Real Estate (DRE) review process. No sales of Phase Two residences may be made until a Final Subdivision Public Report is issued by the California DRE.

10. Governing Law

These Terms are governed by and construed in accordance with the laws of the State of California, without regard to its conflict of law provisions. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the state and federal courts located in Riverside County, California.

11. Changes to These Terms

We reserve the right to modify these Terms at any time. When we do, we will update the Effective Date at the top of this page. Your continued use of the Site after any changes constitutes your acceptance of the revised Terms. We encourage you to review these Terms periodically.
